It sounds as if you may be looking to expand. Hopefully the investment made years ago has proved viable.
However, I am sure you know that aspiring musicians generally have about as much disposable income as homeless folk.
I am fortunate to have a full basement and was able to get my hands on some industrial sound deadening material that was scrapped when a company outsourced it's sheet metal turret press work. I think it came from this company.
It may be a cheaper alternative to some of the construction stuff you describe above.
